Excellent opportunity for a an Estates Surveyor to join the Urban Vision Joint Venture Partnership's Estates team in Salford, Greater Manchester

The Company

Urban Vision is a Joint Venture Partnership between Capita, Salford City Council and Galliford Try. We are based in Swinton, within the Salford district of Greater Manchester employing approximately 360 staff in a wide range of integrated professional support services solutions. Capabilities include a full range of property surveying and management disciplines, full design and cost control services, extensive highways and civil engineering design capability plus town planning, development control and policy services.

Our key client is Salford City Council although we have expanded our client base to a number of other clients and commissions both within the North West and nationally.

The Role

As an Estates Surveyor you shall be responsible for and effectively manage a personal caseload comprising a mix of disposals, acquisitions and valuations to support development, regeneration and achieve best value for the client.

Duties shall include;

Development / Regeneration

  • Assisting in the control, management, and supervision of development projects.

  • To assist with providing advice and information together with liaising with officers of the Council in the making of Compulsory Purchase Orders to support development.

  • Assisting and negotiating all statutory compensation payments under the Compensation Code.

  • Liaison with appropriate officers of the City Council and other private sector partners to ensure a co-ordinated approach is adopted towards development in Salford.

  • Representing Property Services at meetings as required including project team meetings, Member briefings, client meetings and others as required.


    Disposals / Acquisitions

  • Undertaking valuations, negotiations of acquisitions (including for Compulsory Purchase Orders) or disposals of all types of land and property on behalf of clients.

  • Preparation of sales particulars for disposals and heads of terms for all transactions.

  • Negotiation of terms with individuals and their professional advisers.

  • Liaison with professionals and other suppliers both in-house and external to ensure appropriate documentation is in place to support the completion of the transaction.

  • Preparation of reports in accordance with client’s governance arrangements.

  • Preparation of legal instructions and liaison with external solicitors to manage individual cases through to legal completion.


    Viability Assessments

  • Undertaking the analysis and review of development appraisals from Local Planning Authorities

  • Assisting in gathering information and giving advice to Local Planning Authorities

  • Assisting with the negotiations of terms.

  • Representing Property Services at meetings as required.

  • Preparation of legal instructions and liaison with external solicitors to manage individual cases through to legal completion


    About you:

Essential Criteria

  • RICS accredited Degree or equivalent in experience.

  • Ideally upwards of 2 years experience in Property including valuation, negotiation, acquisition or disposal, L&T of all types of land and property

  • An understanding of how the processes involved when developing sites.

  • Good verbal and written communication skills

  • Enthusiasm and drive to deliver in a client focussed environment

  • Valid driving licence and the availability of a car

  • Computer literacy

Desirable Criteria

  • On pathway towards MRICS

  • A broad knowledge of the property market in Salford

  • Experience with Viability Appraisals (residual appraisals)

  • Experience of working in a multi-disciplined organisation
